The average sale price is $317,167. Based on an August 2008 appraisal of a 4th floor unit for $325,000 the 2nd floor unit selling at $312,500 was within the appraised value and the 4th floor unit selling at $394,000 was above the appraisal. Why did the 4th floor unit sell for $64,000 more than appraised value? It was a cash deal and the seller and buyer negotiated for the furnishings, which included antiques and oil paintings.
